The objective is a property that lets quickly, at a defensible rent, to a tenant who stays.

Spend where it changes the outcome.

Rental refurbishment is a commercial exercise, not a design one. Some work increases the rent or shortens the void. Some work reduces maintenance calls for the next five years. And some work is simply spending money on a property somebody else will live in.

We separate the three and tell you which is which.

Where the money goes furthest

Three tiers, in order of return.

This is roughly the order we recommend spending in when a budget will not stretch to everything.

Tier one — required

Safety, compliance and anything that makes the property unlettable. Not optional and not negotiable.

Tier two — returns

Kitchen, bathroom, flooring and decoration. These decide the rent achieved and the speed of let.

Tier three — durability

Choices that cost slightly more now and remove maintenance calls for years afterwards.

Void time

Every week empty is a week unpaid.

Refurbishment and marketing should overlap, not queue.

Where the property is already committed to a programme with a known finish date, marketing can begin before completion so viewings start as work finishes rather than weeks afterwards. It requires the programme to be realistic — which is the main reason we would rather quote a slightly longer date and hold it than quote an optimistic one and miss it.

A refresh is usually days. A kitchen or bathroom is longer. A full refurbishment depends on scope and on how quickly choices and materials are confirmed. The programme is agreed in writing before work starts.

Durable, neutral and easy to maintain. The finish that suits an owner-occupier is often the wrong specification for a let property, and costs more.

Some work can be done in occupation with proper notice; some cannot. We will tell you which category applies before starting.

Where the letting strategy calls for it, yes — that is a decision worth taking deliberately rather than by default.

Yes, and there is a practical advantage: the people managing it already know exactly what was done and what is behind the walls. It is not a condition of the work.
