Questions
Marketing and viewings, tenant referencing and onboarding, the tenancy agreement and deposit process, rent administration and arrears chasing, day-to-day tenant communication, maintenance reporting and contractor coordination, periodic inspections with written findings, renewal negotiation and end-of-tenancy management. Preparation and renovation work is quoted separately because the cost depends entirely on the property.
Tenant-find ends when the tenant moves in — you take over from there. Full management continues for the life of the tenancy. Landlords who live locally, have time and are comfortable dealing with tenants often prefer tenant-find. Landlords who do not want the phone to ring choose full management.
Yes. We complete the checks, summarise the findings and give you a recommendation. The decision is yours and we put the reasoning in writing so it is on record.
We coordinate the contractor and manage the job. You set an authorisation limit at the start — anything below it we simply get done and report; anything above it comes to you with a quote before it proceeds. Genuine emergencies are made safe first and reported immediately.
Periodic inspections are agreed at the outset and are typically carried out during the tenancy with proper notice to the tenant. You receive written findings with photographs, not a tick box.
Arrears follow a defined sequence — the tenant is contacted quickly, the reason is established, and you are told the same day rather than at month end. Where a payment plan is appropriate we propose one; where it is not, we tell you that too.
Yes. We handle the handover: tenancy agreements, deposit scheme details, compliance certificates, inventory, rent record and contractor history. Check your existing agreement for notice periods and any exit fees before you serve notice.
Yes, where the property is properly set up for it. HMOs carry additional standards and licensing requirements, so we assess first and tell you plainly what would need to change.
